Elevator-as-a-Service (EaaS) is a servitisation model in which the customer pays for lift availability and performance rather than owning the equipment outright. The manufacturer installs, owns, remotely monitors, and maintains the elevator, guaranteeing defined uptime (e.g. 99.5%) and response times under a fixed monthly or per-trip fee. This model is enabled by IoT connectivity and cloud monitoring that give the manufacturer real-time visibility of the asset. It shifts maintenance from reactive to predictive, reduces building owner capital expenditure, and aligns manufacturer revenue with elevator performance. EaaS contracts typically cover spare parts, software updates, and regulatory inspections. Leading manufacturers and new entrants are piloting EaaS models in commercial real estate markets.
