Periodic maintenance encompasses the inspections, tests, lubrication, adjustments, and replacements carried out at regular intervals — typically monthly, quarterly, semi-annually, or annually depending on the device or component. EN 81-20 Annex N and EN 13015 define the framework for maintenance obligations. Safety-critical items such as the overspeed governor, safety gear, buffers, electromagnetic brake, and final limit switches must be tested at defined frequencies. A maintenance log recording all visits, findings, and corrective actions must be kept and retained for the life of the installation. The lift owner (responsible person) has a legal duty to ensure maintenance is carried out by a competent person.
